The plumbing system is considered one of the major systems in a home. Plumbing inspections are an important part of the home inspection to help determine the age, type, and condition of the plumbing. All standard home inspections include a plumbing inspection.
History
In the 1940's approximately 50% of households in the United States did not have running water even though indoor plumbing was invented in the 1840's. Some homes still didn't have complete plumbing systems as late as the 1960's.
Plumbing systems have evolved several times over the years. The original plumbing supply lines were galvanized steel and the drain plumbing was iron. Most home builders today install copper, PVC, or Pex supply plumbing. New construction drain plumbing is usually PVC.
Plumbing Inspections
As a licensed home inspector, we inspect all accessible and visible plumbing components. Water tracing dye is poured in all fixtures at the beginning of the plumbing inspection. The dye makes leaks much more visible. The home inspector will run water in all sinks and showers and check for leaks or previous damage. The inspector flushes the toilets and checks for leaks at the base and tank. We check all supply lines closely for leaks and condition.
The home inspector checks the rest of the plumbing near the end of the home inspection when in the basement or crawlspace. Our goal in the basement or crawlspace is to get under all fixtures to check for any signs of a leak not visible in the home. We check the type and condition of the supply plumbing and supports. Lastly, we check the drain plumbing for type and condition and proper support. We inspect the main plumbing drain and determine when possible that all the drain plumbing is connected to the main drain.
