Standard Home Inspections

A standard home inspection is a visual, non invasive inspection of the accessible areas of a home (defined in the SOP) to identify defects in specific systems and components as outlined by the Internachi® Standards of Practice.

As a Certified Professional Home Inspector by the International Association of Home inspectors we perform standard home inspections to the Internachi® Standards of Practice.

Standard home inspections will include an inspection of the following.

• The grounds, grading, driveways and sidewalks;
• The exterior siding, windows, doors, porches etc;
• The roof system (covering, ventilation, flashing, etc);
• Gutters, downspouts, soffits and eaves;
• Heating and Cooling system;
• Electric service, meter and main disconnect;
• Electric Panel, visible wiring, outlets, switches, etc;
• The main water shutoff valve;
• Water heater and visible plumbing;
• Kitchen and bath plumbing;
• Sump pumps with accessible floats;
• Fireplace and chimney;
• Foundation, basement, and crawlspace;
• Water penetration, foundation movement;
• Attic, insulation, ventilation;
• Garages, vehicle doors, door openers, safety devices;

When performing a home inspection we work diligently to access the hard to reach corners of the home where problems can be hiding.

Home Buyers

Homebuyers are encouraged to be present for the inspection.  When the buyer is present they are able to see firsthand what is outlined in the report.

My final report will be prepared on professional software and emailed in a PDF format with photos in 24-48 hours.  Clients are always welcome to call the inspector any time if they have any questions about the report.  Buying a home is a big decision and big investment.  Choosing the right home inspector can be difficult.  With over 20 years of dwelling and commercial building inspection experience, I will do a complete, thorough inspection of your future home.   I inspect every home as if I were inspecting it for myself or a family member.
